There is a 1-year lock-in period and 2 month notice period post lock-in period in our agreement. If you want to sell your apartment, you can do so by giving a 2 month notice post lock-in period along with returning the prorated rent + 2 months worth of contract breakage fee. It’s not possible to terminate the agreement before the lock-in period expires.
Fairkeys provides upfront rent for 3 years to property owners, no broker does this. Brokers take an apartment as just another transaction and don’t get involved in the day-to-day affairs of the apartment. Fairkeys also provides a hassle-free property management experience to Property Owners maximizing the value of their asset through maintenance activities done on the properties.

Fairkeys is committed to providing a hassle-free property management experience to Property Owners through daily maintenance which also covers any accidental damages. This helps property owners to maximize the value of their asset. Further the property management experience is greatly enhanced through a simple and easy to use interfaces on the Fairkeys platform.
Fairkeys earns revenue by putting up the house on rent at a small premium by ensuring a hassle free experience for the tenant. Its model is funded using an investment vehicle through which it earns a margin on running such rental operations. Additionally, Fairkeys works with a network of more than 200 Channel Partners who help to create a demand pipeline, so at any point of time Fairkeys has a set of LOIs (Letter of Intents) from the probable tenants. Based on this Fairkeys can assure that it can find the right tenant faster than any other channel and can generate a regular hassle-free flow of rentals.
Fairkeys strives to offer a hassle-free experience to the prestigious Property Owners, so it takes on the tasks of finding tenants multiple times, agreement renewals, maintenance etc and provides rent for the tenure upfront to property owners. This ensures that Property Owners also do not get impacted financially by any time the property lies vacant and further a high level of upkeep for their property. As a property owner, you would not get such benefits if you sign an agreement with the tenant directly. In order to deliver on these, kindly note that Fairkeys needs to rights to sublease your property to its tenants.
Fairkeys doesn’t allow termination of agreement during lock-in period, but in case of an emergency the tenant will have to provide the rest of the rental value left till the lock-in period period expires. Such a termination of an agreement by a tentant will have no financial impact on the Property Owner as they have already been paid all the rent for the tenure in advance.
Fairkeys will initiate the registration once it has found the right tenant for your property according to its defined set of high standards and the dates when such tenant would want to take possession of the property. So, the payment towards your rentals may take 7-15 days from the agreement. Also there may be some time which may be required for you to get your property upto standards and be ready for living and during such time Fairkeys will need to hold your advance rentals in abeyance.
Fairkeys doesn’t cater to bachelors as part of its offering. If you want more rent you can always wait for a higher rental, but anyways in most high standard societies bachelors aren’t allowed. Also, Fairkeys has a database of agreements which happened recently in the zone your property is in and offers you the best rental value according to the market faster than any other channel.
TDS is generally 10% for residential rent. For more details, we will check and get back to you. Such TDS certificates will be provided to you and will also be accessible via the Fairkeys platform interfaces.
Fairkeys is only taking on properties in key high standard societies on an invitation only mode. Please let us know if your interest and if your zone is eligible you will receive an invitation. Please do note that Fairkeys will do a thorough verification of your property and value the same for rentals and its ready for living state. Also your property will need to be shown to prospective tenants for which you will need to discuss the convenient modality with Fairkeys.
